How We Diagnose a Patio Slab

We start with the edges and the corners, where patio slabs tend to fail first. Then we check how water leaves the slab. A patio that holds water against the house wall is a problem that a new finish cannot solve alone. We also look for stains from planters, furniture and barbecue grease, since grease in the concrete stops a layer bonding.

Choosing a finish for an alfresco area

Patios get bare feet, chairs dragged across them and spilled drinks. Pick a finish with some texture for grip, and a colour that will not show every leaf and footprint. Darker colours like charcoal hide marks well. They also run warmer in full sun.

Slabs poured in the post-war years

Mass-produced housing came to Panania from 1946, and many patio slabs behind those homes are now many decades old. Age shows as faded colour, surface wear and hairline cracks. Those are surface problems that resurfacing can renew. A slab that has also sunk or tilted is a different job.

Where the patio meets the house

The join between a patio slab and the house wall, a door threshold or a step is where trouble starts. Water should fall away from the wall, and a new surface must not bridge the damp-proof level of the house. We keep the new layer clear of the wall line and leave existing expansion joints open so the slab can move.

Heat, shade and furniture marks

Open patios take full sun. Covered ones stay shaded and damp for longer, and moss can grow where a roof keeps the slab wet. Tell us which you have, because it affects the finish and the sealer.

Furniture feet can leave rings on a soft or unsealed surface, so felt pads under chairs and planters are worth buying. Barbecues drop grease, so a mat under the barbecue protects the sealer. When the job is done we hand over the product’s own care instructions, including the interval before heavy furniture goes back on.
